We invest in unique, inefficient and dislocated opportunities.
What We Do
Identify Opportunities
Founded in 2007, Speedwagon Capital Partners began as a distressed investor during the global financial crisis—an environment that shaped our opportunistic and value-driven approach. We continue to focus on overlooked, misunderstood, underperforming, or distressed opportunities where value can be created through the strategic use of our experience, network, and balance sheet.
Investing
Our investing philosophy is built on alignment and discipline. We commit meaningful firm capital alongside our partners, making sure our interests are always directly tied to theirs. This approach creates accountability, sharpens our decision-making, and reinforces our conviction in every investment. Over time, it has enabled us to consistently turn opportunities into strong results for both our partners and the firm.
Executing
With over 80 years of combined experience across market cycles, our team knows what it takes to unlock value. We have operated, developed, financed, and repositioned assets across every major real estate sector, giving us the perspective to navigate complexity and act decisively. Execution means bringing that experience to bear and realizing outcomes that others can't.
What We Look For
Unique Opportunities
We pursue special situations where our network and resources unlock value and turn complexity into opportunity.
Partner Alignment
We partner with investors who share our passion for mitigating downside risk first, ensuring strong alignment and a disciplined focus on long-term value creation.
Story-Focused Investments
We invest in the narrative behind each opportunity, prioritizing its unique potential over asset class or industry labels.
Team
We are process-driven entrepreneurs with a passion for uncovering opportunities and creating value, backed by a career spanning acquisitions, operations, and finance.

Steve is a founding partner of Speedwagon Capital Partners where he is closely involved in the strategy and execution of Speedwagon’s investment strategy.
With over 30 years of experience, Steve has been the operator, the investor and sometimes both. Prior to starting Speedwagon in 2007, he was the President/CEO of United Financial Mortgage Corp. During his 11 years, he grew an organization with starting capital of $200,000 into one of the nation’s premier mortgage lenders through organic growth and a series of acquisitions. In December of 2005, he sold the company to a hedge fund.
Steve is passionate about finding opportunities for Speedwagon that not only present the risk/return profile the firm requires but opportunities that the “entire team is passionate about.”
Steve previously taught as an adjunct professor of economics in the graduate program at the Quinlan School of Business at Loyola University of Chicago. He holds a BS from Bradley University and a MBA from Loyola University of Chicago.
Jason is a co-founder of Speedwagon Capital Partners and an executive manager with extensive experience in operations, business development, and technology.
Jason was previously Chief Operating Officer of United Financial Mortgage Corp., one of the nation’s top 40 residential mortgage lenders, where he was solely responsible for the development, implementation and management of all the company’s processes and systems from a startup organization, through a series of acquisitions and ultimately to a public reporting company.
Putting capital to work in a wide range of investments, from seed to later-stage, across a variety of industries, is most interesting to Jason.
He holds a BS in Finance, Economics and Psychology from Elmhurst College.
Jeff is a co-founder of Speedwagon Capital Partners and has been with Sterling Partners for over 25 years. He has extensive experience in all facets of real estate investing and finance, including acquisition, oversight and disposition. He has invested in all real estate product types on a national basis and has consulted to Sterling portfolio companies on their real estate matters. Previously, Jeff was a managing partner of a Chicago-based commodities firm. Prior to that, he was a practicing attorney. He holds a BA from the University of Illinois and JD from Chicago-Kent College of Law.

Speedwagon Capital Partners, LLC PRIVACY NOTICE
Speedwagon Capital Partners, LLC (“SPEEDWAGON,” “our,” “us” or “we”) collects and processes Personal Data (which we define below) about you from your use of this website and through other means, such as when you contact us directly by phone or email or more generally in the course of operating our business. This Privacy Notice explains how we collect Personal Data, and how we use your Personal Data. This Privacy Notice does not address our privacy practices with respect to any Personal Data we may collect from an investor in the funds that we sponsor or manage. We address these practices in separate notices to investors as required by law.
1. What is Personal Data and what Personal Data do we collect?
“Personal Data” is any information relating to you or that we can otherwise link to you or your household.
The Personal Data we collect on this website may include your name, email address, residential address, IP address, telephone number, login information for our investor portal and other contact information. Some of this information we will only have access to if you provide it to us. When you visit our website, we may collect information about you when you enter and browse our website through the use of “cookies,” web server logs and other electronic tools. This information may include, without limitation, the number and frequency of your visits to our website, the websites accessed before and after you visit our website, the internet browser used by you and your IP address.
2. How do we collect Personal Data?
We collect Personal Data that you voluntarily provide to us, such as through “contact us” forms you choose to submit on our website to obtain more information about SPEEDWAGON or our funds. We may also collect Personal Data through the use of cookies, pixels, and other tracking technologies (as discussed further below) on our website, in the ordinary course of evaluating service providers, vendors and investments, in marketing our funds or from publicly available or accessible directories, databases and agencies. We may combine personal information that you provide to us with information that we collect from or about you from publicly available sources. This will include information collected in an online or offline context.
In addition to Personal Data collected from your use of our website, we may also collect Personal Data regarding our business contacts, partners, current and prospective investors, vendors and other contacts. We will collect some of this Personal Data if you contact our office or employees directly.
3. Cookies and Pixels
As with many websites, our website uses cookies, trackers, and pixels. A “cookie” is a small data file that is stored on a user’s computer. When you visit our website, one or more cookies may be sent to your computer or other device. We may also use cookies in emails that you receive from us. A session cookie expires immediately when you end your session (i.e., close your browser). A persistent cookie stores information on the hard drive so when you end your session and return to the same website at a later date the cookie information is still available. Generally, we use cookies to improve the quality of our service when you visit our website and other websites of interest to you. We also use cookies to remind us of who you are, tailor our products, services and advertising to suit the personal interests of you and others, estimate our audience size, and/or analyze your visiting patterns.
A “pixel” (including pixels, pixel IDs, pixel tags, web beacons, web bugs, and other similar technologies) is a small string of code placed on a web page or in an email message for the purpose of transferring information. Pixels allow us to recognize your preference information, keep track of your interactions, and facilitate effective website administration, often working in collaboration with third-party providers (such as LinkedIn). Pixels are implemented through clear GIFs that are tiny graphics with a unique identifier, similar in function to cookies. In contrast to cookies, which are stored on your computer’s hard drive, pixels are embedded invisibly on web pages. We and our third-party service providers may use pixels in connection with our sites and services to, among other things, track the activities of visitors across multiple devices, target ads that may be of use to you, help us manage content, and compile statistics about usage. We and our third-party service providers may also use pixels in HTML emails sent to you to help us track email response rates, identify when our emails are viewed, and track whether our emails are forwarded.
Certain of our service providers may use cookies, trackers, or pixels to collect information on our behalf. They are prohibited by our contract with them from sharing that information with anyone other than us or our other service providers. However, we respect your right to choose whether to be included in such services. You may opt out of certain of these services. In addition, in connection with the services that they provide to us, certain of our service providers may work with third parties who may use cookies, trackers, or pixels to collect information to tailor advertising for you and others elsewhere on the Internet. These third parties do not have access to any contact information about you, although they may receive information that could be considered personal information. If you would like to opt out of accepting cookies altogether, you can set your browser to not accept cookies or to notify you when you are sent a cookie, giving you the chance to decide whether or not to accept it. However, certain features of our websites or other services may not work if you delete or disable cookies.
When you visit our website, cookies, ad beacons, and similar technologies may be used by our online data partners or vendors to associate these activities with information they or others have about you, including your email address, device ID, and IP address. We (or service providers on our behalf) may then send communications and marketing to these email addresses. You can opt out of those communications at any time.
4. How do we use your Personal Data?
We use the Personal Data we collect from you on our website for communication purposes, such as, but not limited to (i) sending you information about SPEEDWAGON and/or our investment funds and (ii) maintaining our list of contacts. We use the Personal Data we collect from you through other means for business purposes, such as, but not limited to (i) communicating with service providers and vendors (ii) researching investment opportunities and (iii) managing our investments. No automated decision-making, including profiling, is used when processing your personal information.
5. Why do we process your Personal Data?
We process your Personal Data collected from your use of this website for certain business reasons, including communication and marketing purposes. We process your Personal Data collected by other means for other business reasons, including managing our business and our funds’ investments.
6. Is it necessary to provide Personal Data?
You are not required to submit information to us through this website. However, we may collect certain information automatically through the use of cookies and pixels. For our service providers, vendors, investors and other contacts, it is necessary to provide some Personal Data in order for us to do business with you.
7. With whom do we share your Personal Data?
We will not share your Personal Data with third parties except as permitted or required by law or regulation and to affiliates and service providers, including in the context of those third parties acting as data processors on our behalf and with whom we have a need to share such information. For example, we may use a customer relationship manager software platform to organize our business contacts, and your Personal Data may reside on that software. Where relevant, we will ensure that contractual safeguards are implemented with these third-party data processors to ensure the protection of your Personal Data.
SPEEDWAGON does not sell or transfer Personal Data to affiliates or third parties for value and does not intend to do so in the future. We will amend this Privacy Notice promptly upon any changes to this policy.
8. How long do we retain your Personal Data?
Your Personal Data will be retained for as long as you are one of our business contacts, or longer as required by applicable law. Your Personal Data may be deleted when it is no longer relevant or when you withdraw consent (pursuant to the rights detailed directly below which may be exercised by using the contact information contained at the end of this Privacy Notice), again within the parameters of applicable law. If we send you emails and/or market to you, you may unsubscribe at any time from communications from us, and we will cease sending you further communications.

We may need to request specific information from you to help us confirm your identity and ensure your right to access the information (or to exercise any of your other rights). This is another appropriate security measure to ensure that Personal Data is not disclosed to any person who has no right to receive it.
10. Minors
This website and the services offered by SPEEDWAGON are not intended for minors and SPEEDWAGON does not knowingly collect Personal Data relating to minors and in the event of any inadvertent collection of Personal Data related to a minor, SPEEDWAGON expects to delete such Personal Data upon notice, but in any event, will comply with any provision of applicable data protection laws.
